Developers break ground on Enclave at Bailes Ridge

INDIAN LAND – Developers broke ground Nov. 12 on Indian Land’s first major upscale apartment complex, The Enclave at Bailes Ridge.

Located on Bailes Ridge Avenue off Fort Mill Highway (S.C. 160) between Possum Hollow and Old Bailes roads, the 21-acre project will ultimately include 15 two- and three-story garden-style apartment buildings.

The Enclave is a project of the Sterling Group, of Indiana, and Braxton Development, of Montana, which is building, marketing and managing the apartment complex.

Officials said the project has been in the works for two years.

“The Sterling Group and Braxton Development are both very excited to get the Enclave at Bailes Ridge apartment homes under construction,” said John Ehrhardt, Sterling Development assistant vice president of management. 

“In our market research, we found Indian Land to be an underserved area and in need of new, upscale apartment homes.

“Sterling and Braxton only construct quality homes and the Enclave at Bailes Ridge will be no different,” he said.

The Enclave at Bailes Ridge will include 246 upscale one-, two- and three-bedroom apartments. 

In addition to a clubhouse and pool, community amenities include a cyber-cafe with Wi-Fi, a fitness center with attached “tot room,” a gaming/media room and grilling and picnic areas scattered throughout the complex.

The companies expect to complete the clubhouse and first building, with 24 apartments, by May 2014.

This is the first project for the Sterling Group and Braxton Development in the Carolinas.

Company officials said the companies are using social and mobile media to target a range of tenants for the apartments, from young professionals to families.

“Our apartments will be Class A luxury apartment homes and will be considered ‘Best in Class’ due to the unique craftsman design, attention to detail and the comprehensive amenity package,” Ehrhardt said.

“During our research, it became clear that the business fundamentals and strong leadership we found in Lancaster County and Indian Land were some of the strongest we had seen, and that this was the place we wanted to do business,” he said.

County Councilman Brian Carnes, one of two representing Indian Land, was among the public officials who attended the groundbreaking. 

Carnes said he was impressed with plans for the complex. He said he thinks it will be a benefit to the community, both in terms of tax revenue as a commercial property and by increasing Indian Land’s desirability as a place for young professionals to call home.

“I think it will be a development that will be very nice for the community, and I think the community will be very pleased with what they’re (company officials) talking about,” Carnes said. 

“It sounds like the company is a very solid company, and they’ve been doing this a long time,” Carnes said. 

“I think they have 50 complexes across the country with thousands of apartments ... so this is not their first rodeo.”

A $31.4 million investment

The Enclave at Bailes Ridge is a project of the Sterling Group, of Indiana, and Braxton Development, of Montana, which is building, marketing and managing the apartment complex.

Total investment for the Indian Land project is $31.4 million.

The complex will include 246 upscale one-, two- and three-bedroom apartments with floor plans ranging from 726 to 1,405 square feet. Rents will range from $805 to $1,404 a month.

This is the first project for the Sterling Group and Braxton Development in the Carolinas. The companies are active in the Midwest and Southeast, where they have developed more than 21,000 apartment homes.
